The Rohm Addition

Bill and Shirley Rohm decided that when Bill retired, they would like to move to Ormond Beach. They were living in a magnificent two story brick home in Michigan, and had chosen a single story home in the Trails. The house was perfect, but, with Grandchildren close by, and thinking about the furniture that they would be moving down, they decided that they would need to add a Florida room.

After the Rohm's had met with TYL Construction, ideas were created, plans drawn and everything was going great, until it was found that the existing set back requirements had changed from when the original home was built. To make matters worse, the City of Ormond Beach had an ordinance stating that if a home was currently out of compliance with any set back requirement, that home would not even be allowed to apply for a variance and be heard before the board.

After speaking with several City officials, and finding that others in the community were having similar problems, motions were put into place to change the ordinance. After that was accomplished, an application for variance was applied for, a presentation was made to the board, and the board authorized the addition without question.

The Trails Subdivision is definitely one of the most prestigious in Ormond Beach. Just any old addition just wouldn't do. The new room had to be added to look as though it had always been there. It needed to conform and look like the existing home from the exterior in every way.

The new 16' x 12' 8" room was built with a cathedral ceiling, Anderson windows, a single wood French Door, and real wood floors. Provisions were made for an entertainment center. Cedar siding was placed on the outside and cedar trim was placed to match the existing.

InsideAnother interesting tidbit about this project was the fact that most all of the correspondence and questions were asked and answered from over 1,000 miles away. You see, the plan was to have the addition done and ready for Bill and Shirley after the retirement was official. Many e-mails and phone conversations took place between Florida and Michigan and both TYL Construction and the Rohm's believed it was successful.

Sometimes when a project gets started, one thing will lead to another. An 18' concrete porch was added to the addition. A sliding glass door was removed at the master bedroom and replaced with a matching Anderson window. Also another window in the den was changed to match the Anderson as well. Next an attic access door was placed in the garage and other minor repairs done as well.

Now Bill is retired, and both he and Shirley love their new home.

The last time I talked to Bill, he let me know that the "Honey Do" list was long and wide. But… he added that he was enjoying every single one of them.
